Mobile Home Underbelly Repair & Frozen Pipe Restoration

A frozen pipe under a mobile home is never just a pipe. When it bursts, water soaks the insulation, weighs down the belly wrap, and damages the floor above. Homesaver works only on mobile and manufactured homes. We find the source, repair the pipe, and restore the underbelly across Southeast Michigan.

Mobile Home Underbelly Repair & Frozen Pipe Restoration

A frozen pipe under a mobile home is never just a pipe. When it bursts, the water lands in the underbelly, soaks the insulation, and weighs down the belly wrap until it tears or sags. By the time you notice it inside, the damage underneath is usually much bigger.

Homesaver works exclusively on mobile and manufactured homes. We repair the pipe, then we fix everything the water reached, from insulation to the bottom board.

Emergency service available. If a pipe has burst, shut off your home's main water valve first, then call us right away.

Call (586) 610-8608 at the first sign of a frozen or leaking pipe.

Why Frozen Pipes Hit Mobile Homes Harder

In a site-built house, pipes run through heated walls and basements. In a mobile home, most of the water lines run through the underbelly, the insulated cavity between the floor and the belly wrap. That space sits just inches above cold ground, protected by skirting and a layer of fabric.

When skirting has gaps, heat tape fails, or insulation has shifted, Michigan cold reaches those pipes fast. A pipe that freezes and splits can leak for days before anyone sees it, because the water collects out of sight in the belly.

What that leak leads to:

  • Wet insulation that stops working and starts to rot
  • Belly wrap that sags, tears, or falls away from the frame
  • Soft or warped subfloor and flooring above
  • Mold growth in a dark, damp space
  • Animals moving in through the torn wrap, looking for warmth

That is how a $200 pipe problem turns into a full underbelly restoration.

Warning Signs to Watch For

Warning Signs to Watch For

Call us if you notice any of these, especially after a cold snap.

Signs you'll notice inside the home

These often show up days after the damage starts underneath.

  • No water, or only a trickle, from one or more faucets
  • A musty smell inside, or floors that feel soft or cold
  • A higher water bill with no obvious leak
  • Scratching or nesting sounds under the floor

Signs under the home

Look behind the skirting with a flashlight. This is where water collects out of sight.

  • Water dripping or pooling under the home
  • The underbelly sagging, bulging, or hanging down
  • Torn or loose belly wrap visible behind the skirting

Catching it early is the single biggest factor in what the repair costs.

Our Underbelly Restoration Process

Most repair companies patch the visible damage and move on. We find the source first.

  1. Inspect. We get under the home and trace the problem back to where it started: the failed pipe, the gap in the skirting, the dead heat tape.
  2. Stop the water. We repair or replace the damaged supply or drain lines.
  3. Open and dry out. We remove wet insulation and damaged belly wrap so the area can fully dry.
  4. Check for hidden damage. We look at the subfloor, ductwork, and framing for rot, mold, or animal activity.
  5. Rebuild the underbelly. New insulation, new vapor barrier and belly wrap, properly sealed to the frame.
  6. Protect against next winter. We check heat tape, skirting, and vents, and tell you plainly what to watch for.

Jeremy and the team explain what we find before we fix it. You will know what is wrong, why, and what it costs.

Underbelly and Frozen Pipe Services

Frozen and Burst Pipe Repair

We thaw, repair, and replace frozen or split water lines under mobile homes, including older polybutylene lines that are prone to cracking.

Belly Wrap and Bottom Board Replacement

Torn, sagging, or water-logged belly wrap gets removed and replaced with new bottom board material, fastened and sealed to keep out moisture and animals.

Underbelly Insulation Replacement

Wet insulation loses most of its value and holds moisture against your floor. We pull it out and install new insulation sized for your home.

Vapor Barrier Repair

A sound vapor barrier keeps ground moisture out of the belly. We repair or replace it as part of every restoration.

Subfloor and Ductwork Repair

If water reached the floor system or crossover duct, we repair those too, so you are not paying for a second job later.

Frequently Asked Questions

How do I know if the pipes under my mobile home are frozen? The most common sign is little or no water from a faucet during cold weather. You may also see frost on exposed pipe, or hear nothing when you open a tap. Shut off the main water valve if you suspect a burst, and call us.

Why is the underbelly of my mobile home sagging? Usually because water or wet insulation is weighing the belly wrap down. A leaking pipe is the most common cause. Animals tearing the wrap is the second.

Can I just patch the belly wrap myself? You can tape a small tear, but if the insulation behind it is wet, a patch traps the moisture in. That leads to mold and rot. Have it inspected first.

What is heat tape and do I need it? Heat tape is an electric cable wrapped around water lines to keep them from freezing. Most Michigan mobile homes need it on exposed supply lines. It wears out, so it should be checked every fall.

How much does mobile home underbelly repair cost? It depends on how far the water spread. A single pipe repair costs far less than a full insulation and belly wrap replacement, which is why calling early matters. We give you a clear estimate after we inspect.

Do you only work on mobile homes? Yes. Mobile and manufactured homes are all we do.

Do you offer emergency service? Yes. If a pipe has burst or water is leaking under your home, shut off the main water valve and call (586) 610-8608 right away.
