Timing matters a lot here. Mold can begin developing within 24 to 48 hours after moisture is introduced, so the sooner an inspection happens after water damage, the better your chances of catching it before it spreads.

Here's a general guide:

• Immediately after any flooding, leak, or burst pipe, even if the area seems to dry out on its own
• Within a few days if you notice a musty smell that wasn't there before
• Right away if you see discoloration, bubbling paint, or warped materials
• As a precaution any time water damage was left unaddressed for more than a day or two

We always recommend inspecting sooner rather than later. Mold hidden inside walls or under flooring can spread quietly for weeks before it becomes visible, and manufactured homes don't always give it much resistance once it starts.
