• Discoloration or staining on walls or ceilings — yellowish or brownish rings are a telltale sign
• Paint or wallboard that bubbles, peels, or blisters without an obvious cause
• Soft or warped wall panels — in manufactured homes, wall panels respond quickly to moisture
• A persistent musty smell in one area of the home that doesn't go away with cleaning or ventilation
• Mold visible at baseboards or around trim — this often means moisture is present higher up and tracking down
• Unexplained spikes in your water bill that suggest a slow leak inside a wall

In manufactured homes, wall cavities and ceiling spaces are relatively shallow, which means moisture doesn't have to travel far to cause structural and mold issues. If two or more of these signs appear together, treat it as an active problem.
